This project began with a referral from one of our long-standing builder partners. The client had previously extended their home but found that the additional space still didn’t meet their needs. They were looking for a smarter, more functional solution — and that’s where we came in.

After an initial site visit and consultation, we explored several layout options tailored to their lifestyle. These included reconfigurations of the existing footprint and new extension concepts that would maximise natural light, improve flow, and create a more usable space. Our designs focused on enhancing the kitchen and living areas, with the goal of creating a central hub for everyday life and entertaining.

Once the client selected their preferred layout, we prepared and submitted a planning application on their behalf. The proposal was approved without issue, thanks to a well-considered design that respected both the property and its surroundings.

Following approval, we produced detailed building regulation drawings to support the tendering process. These included structural details, compliance documentation, and construction notes — all tailored to ensure clarity for contractors and smooth execution on site. We also oversaw the tendering process, helping the client evaluate submissions and select a builder who aligned with their budget and expectations.

The Result

The new extension added significant value to the property — not just in terms of square footage, but in how the space was used. The open-plan layout created a light-filled kitchen and dining area, with direct access to the garden for seamless indoor-outdoor living. The reconfigured ground floor now supports the client’s lifestyle, offering flexibility, comfort, and long-term functionality.
