Planning Applications – What You Need to Know
Do I need planning permission for my project?
Planning permission is required for:
- New builds
- Major alterations
- Change of use
- Conservation area/Green belt
Some projects may fall under Permitted Development, which doesn’t require formal approval. We’ll advise you accordingly.
How long does planning consent take?
Typically 8 weeks from validation. Complex proposals may take up to 13 weeks, depending on local authority reviews.
What if my planning application is refused?
Although this doesn’t happen often, we’ll guide you through:
- Revising and resubmitting your application
- Appealing the decision if necessary
Our goal is to help you achieve approval with minimal delays.
Do you work with Planning Consultants?
Yes — we regularly collaborate with experienced Planning Consultants for complex projects. Their expertise helps navigate planning policies and local authority requirements.
Building Regulations – Next Steps After Planning Approval
What happens after planning permission is granted?
We move forward with detailed Building Regulation Drawings, ensuring your project complies with UK safety and construction standards. We also coordinate with structural engineers and other specialists as needed.
Will we need to appoint anyone else?
Depending on the scope of your project, you may also require specialist consultants at this stage, such as a Structural Engineer, Civil Engineer, SAPs Assessor, or Mechanical & Electrical Engineer. Blue Sky CAD can assist in sourcing these experts to support your project from start to finish.
How much will my build cost?
Construction costs vary based on location, materials, and complexity. Some builders may be able to give you a ballpark figure from a set of planning drawings. However, generally builders will need a set of building regulation drawings to be able to give an accurate quotation.
